Nearly every community below sits inside a Municipal Utility District, and MUD rates differ from one section to the next, sometimes by a full percentage point. The Communities, One by One

Cross Creek Ranch

Cross Creek Ranch is a 3,200-acre master-planned community developed by Johnson Development. New home construction in the original section has wound down, so most current inventory here is resale. The community’s amenity package includes water parks, tennis courts, a dog park, and more than 60 miles of trails. School assignment varies by address between Lamar CISD and Katy ISD — confirm zoning for a specific property before making an offer. Cross Creek West

Cross Creek West is the active new-construction extension of the Cross Creek Ranch amenity network, built by Coventry, Highland, Newmark, Perry, Ravenna, Village Builders, and Westin. Builder-published pricing starts in the $400s. The community is zoned to Lamar CISD and centers on the Waterhole amenity complex, with lakes, greenways, and a shared trail system. Weston Lakes

Weston Lakes is a gated, golf-course community built around a private, 18-hole course designed by Hale Irwin. Homes here are largely build-on-your-lot, through builders such as Cedar Valley Homes, Lone Star Custom Homes, Partners in Building, and Trend View Homes, so inventory and pricing vary lot by lot. Amenities include a 16,000-plus square foot recreation center, indoor and outdoor pools, six pickleball courts, and an 18-hole putting course. Pecan Ridge

Pecan Ridge is a 296-acre community built primarily by Toll Brothers, with the Premier, Villa, and Select collections spanning the mid-$300s to roughly $490,000, plus additional sections built by Tri Pointe Homes. Polo Ranch

Polo Ranch is a Century Communities-built neighborhood from Fulshear’s last development cycle; the builder has since moved on to newer communities nearby, so Polo Ranch is effectively built out and most activity here is resale. The community is organized around a chain of lakes and Bessie’s Creek, with nature trails and a resort-style pool with dual waterslides. Communities by Lot Size

Most Fulshear master-planned communities sit on standard suburban lots, generally a quarter-acre or smaller. Two exceptions stand out: Weston Lakes, where lot sizes run larger and homes are built individually rather than in production phases, and the acreage tracts scattered along Fulshear’s outer edges rather than inside a platted community. New Construction vs. Resale

Not every name on this list is still building. Cross Creek West, Fulshear Lakes, Pecan Ridge, Del Webb Fulshear, Jordan Ranch, and Fulbrook on Fulshear Creek all have active builders releasing new sections as of this update. Cross Creek Ranch, Polo Ranch, and Churchill Farms have largely built out, so most of what’s available there is resale — which can work in a buyer’s favor, since mature landscaping and established HOA reserves come with an existing home in a way they don’t with a brand-new build.
